Which survey do I need?
The most suitable survey depends on the age, condition, construction type, and complexity of the property. As a general guide:
- Properties built after 1945 and of conventional construction are often suitable for a RICS Level 2 Survey
- Properties built before 1945 will generally require a RICS Level 3 Building Survey
- Properties that have been heavily altered, extended, are of non-standard construction, or appear to be in poor condition may also require a Level 3 Survey regardless of age
When is the best time to get a survey?
We strongly recommend arranging your survey as early as possible after your offer has been accepted. This can help avoid wasting time and money on:
- Solicitor fees
- Lender Fees
- Searches
- Valuation fees
- Additional surveys or reports
What is the booking process?
Once we have provided a quote, we will ask you for some basic information about the property and purchase. Following instruction, we will then deal directly with the estate agent and vendor to arrange access for the inspection, giving you one less thing to worry about during the buying process. We aim to make the process as straightforward and stress-free as possible, allowing you to concentrate on everything else involved with your move.
How long does it take to book the survey?
Booking times can vary depending on demand and vendor availability. During particularly busy periods, such as summer, there may be a waiting time of approximately 2–4 weeks for the survey inspection to take place. Waiting times are also influenced by the availability of the vendor or occupier to provide access to the property. We will always aim to arrange the inspection as quickly as possible and will keep you updated throughout the process.
How long does it take to receive the report?
We aim to provide:
- RICS Level 2 Survey reports within 5 working days of the inspection
- RICS Level 3 Building Survey reports within 6 working days of the inspection
