RICS Independant House Valuation
A RICS house valuation is a professional assessment of a property's market value, carried out by a RICS-registered valuer — an approved surveyor accredited by the Royal Institution of Chartered Surveyors (RICS).
This type of valuation is widely recognised for its accuracy, impartiality, and compliance with strict professional standards. It is commonly required for a range of purposes, including:
Buying or selling a property
Help to Buy loan redemption or staircasing
Shared ownership transactions
Inheritance or probate
Capital Gains Tax or other tax-related matters
Matrimonial or divorce proceedings
Mortgage or remortgage applications
Right to Buy valuations
What’s included:
- A clear, independent opinion of the property’s current market value
- Based on comparable evidence from recent local property sales
- Takes into account the property’s condition, location, size, and any unique features
- A short, formal report often suitable for legal or financial purposes
- Compliant with RICS ‘Red Book’ Global Standards — the gold standard in valuation reporting
What It's Not:
- A RICS valuation is not a survey — it won’t include details about structural condition or repair issues
- If you need insight into the physical state of the property, a RICS Level 2 or Level 3 survey would be more appropriate.
RICS valuations are trusted by banks, lenders, solicitors, and government schemes, making them a reliable choice when accuracy and professionalism matter most.
Do you need a Building Survey?
If you're unsure about the condition of the property, or want peace of mind before committing to your purchase, we can carry out a Building Survey at the same time as your valuation. This detailed inspection is ideal for older, altered, or more complex properties — helping you identify any hidden issues and avoid unexpected costs down the line.
