A Help to Buy valuation is a RICS Red Book valuation required by Homes England when you are:

Repaying your equity loan
Selling your property
Remortgaging

The valuation must be completed by an independent RICS-qualified surveyor.
Help to Buy valuations are typically valid for 3 months from the date of inspection. If the valuation expires before completion of your transaction, Homes England may require an updated report.
As Help to Buy valuations are only valid for 3 months, timing can be important.

When selling a property, we generally advise clients to wait until the buyer’s searches have been completed before arranging the valuation. Whilst not guaranteed, this is often a good indication that the transaction is progressing smoothly and is more likely to complete within the valuation validity period.

Booking too early can increase the risk of the valuation expiring before completion, which may result in additional extension or reinspection fees.
In some circumstances, the valuation can be extended.

Extensions are generally only possible within the final two weeks before the report expires. The valuation can normally be extended by either 1 month or 3 months, depending on your requirements.

You must request the extension within 14 days of the expiry date of the original report. You must also complete your transaction within the chosen extension period, otherwise a new valuation inspection and report may be required.

We aim to return Help to Buy valuation reports promptly following the inspection, typically within 2 working days.
Once completed, the valuation report is sent directly to you within 5 working days of the inspection date. It is then your responsibility to submit the report to Homes England or the relevant Help to Buy administrator as part of your transaction.
Yes. Internal access to the property is required in order to complete the inspection.
