RICS Level 3 Survey (Building Survey)

The RICS Level 3 Survey, commonly known as a Building Survey, is the most detailed and comprehensive type of property survey available. It’s ideally suited for: 

Older properties (typically pre-1900) 
Larger or more complex buildings 
Homes in poor condition
Listed buildings 
Properties that have been heavily altered, or if you’re planning major renovations
What’s included:
  1. A thorough inspection of the property, including hard-to-access areas like lofts, cellars, and under floorboards (where safe and possible) 
  2. Detailed analysis of the property’s construction and condition 
  3. Identification of defects, including damp, timber issues, structural movement, or hidden damage 
  4. Explanation of the cause of problems and advice on repairs, timescales, and likely costs 
  5. Guidance on ongoing maintenance 
  6. Commentary on potential legal issues (e.g., alterations without consent) 
  7. Can include a market valuation if specifically requested
Key Features:
  1. The report is written in plain English, but goes into far more detail than a Level 2 survey 
  2. It’s tailored to the specific property, rather than a standardised format
