RICS Level 2 Survey (HomeBuyer Report)
A RICS Level 2 Survey, also known as a HomeBuyer Report, is the most popular type of survey for homebuyers. It’s designed for conventional properties that are in reasonable condition, typically built post 1945 and constructed with standard materials.
It offers a detailed overview of the property’s condition, identifying any visible issues that could affect its value or require attention
What’s included:
- An overall assessment of the property’s condition
- Identification of defects, such as damp, subsidence, or structural movement
- Traffic light ratings to show the severity of any issues (green = no issue, red = serious problem)
- Advice on repairs and maintenance
- Commentary on legal matters that your solicitor should check
- Optional market valuation (if requested, subject to additional charges)
Best for:
- Standard properties in a generally good state
- Homes that are relatively modern and haven’t had major alterations
- Buyers who want a clear picture of any issues, without going into the full detail of a structural survey
It strikes a good balance between cost and detail — more thorough than a basic Condition Report, but less in-depth (and less expensive) than a full Building Survey.
Do you need a Valuation?
If you're buying the property with cash, or have any concerns about whether you're paying the right price, we can carry out a RICS valuation at the same time as your HomeBuyer Survey. This optional valuation provides an expert, independent opinion of the property's market value — giving you added confidence and peace of mind before you proceed with your purchase.
